Commercial Floor Coating Systems

The right system depends on what happens on your floor every day: foot traffic, carts, vehicles, aircraft, water, or a lobby that has to look sharp. These are the systems we install for businesses and associations.

Flake epoxy

A full-broadcast flake floor is a practical, good-looking choice for hangars, service bays, storage areas, back-of-house spaces and showrooms. We broadcast colored flakes into the base coat, then seal the floor under a clear topcoat. The speckled finish helps disguise everyday dust and scuffs between cleanings, and you can pick a blend that fits your space.

Quartz

Quartz systems use colored quartz granules sealed under a clear coat. The finish has a fine texture with more grip underfoot, so it's often chosen for areas that get wet or carry a lot of foot traffic.

Metallic epoxy

Metallic epoxy cures with a glossy, swirled, marble-like look. It's a decorative choice for showrooms, retail floors, lobbies and offices where the floor is part of the first impression.

Polyaspartic

Polyaspartic is a different coating chemistry from epoxy, often used as a clear topcoat. We'll explain whether it makes sense for your floor. Background reading: epoxy vs. polyaspartic floor coatings and why epoxy and polyaspartic floors suit warehouses.

Why Coat a Commercial Concrete Floor?

Bare concrete is porous. It soaks up spills, sheds fine dust and stains in high-traffic paths, and no amount of mopping makes it look new again. A coated floor changes the day-to-day:

  • Cleanup is simpler. A sealed, seamless surface can be swept and mopped instead of scrubbed.
  • Less dust on shelves, products, tools and equipment.
  • A brighter, finished look that helps a hangar, shop or lobby feel cared for.
  • Color and texture choices, from a subtle flake blend to a high-gloss metallic.

Commercial Floors We've Coated

Our commercial work so far includes:

  • Aircraft hangars. Large open floors that need to look clean and hold up to equipment and traffic.
  • Mechanic shops. Service floors where oil, fluids and tools are part of every day.
  • Condo building floors. Shared floors in condominium buildings, coordinated with the association or property manager.
  • HOA pool decks. Community pool areas that take sun, water and constant foot traffic.

Planning a Floor Around Your Business

A commercial floor project has one extra challenge a home garage doesn't: your business or building still has to run. That's why we plan the job with you before anything is scheduled.

  • We walk the space. We look at the concrete's condition, measure the area and ask how the floor is used: foot traffic, carts, vehicles, spills and cleaning.
  • We talk timing. You'll know which areas will be closed and for how long before you approve the work. Return-to-service time depends on the system and the size of the floor, so we give it to you in the quote instead of a one-size-fits-all number.
  • We put it in writing. Your proposal covers the prep the floor needs, the system and the price.

What to Have Ready for Your Estimate

A few details help us give you an accurate quote faster:

  • The approximate square footage, or a floor plan if you have one
  • How the floor is used: foot traffic, carts, vehicles, aircraft, water or cleaning routines
  • Anything on the floor now, such as old paint, a sealer or a coating
  • Any dates when the space can or can't be closed
  • For condo and HOA projects, who signs off: the board, the manager or both

Photos of the current floor are helpful, especially if you'd like to start with a virtual estimate.

How a Commercial Epoxy Project Works

  1. Free site visit and estimate. We walk the space with you, or start with a virtual estimate if that's easier.
  2. Written proposal. System, scope, schedule and price for your floor.
  3. Surface prep. We inspect the concrete, repair cracks, grind the surface and remove any failing coating so the new floor bonds to clean, sound concrete.
  4. Installation. Base coat, flake or quartz broadcast if your system uses it, then a clear topcoat.
  5. Handover. We walk the finished floor with you and leave care instructions for your system.

What Does Commercial Epoxy Flooring Cost?

Commercial floors vary too much for a single starting price. Square footage, the condition of the concrete, old coatings that need to come off, the system you choose and how the work has to be scheduled around your business all change the number. Every commercial project gets a written quote after a free estimate.

Why Southwest Florida Trusts Seaside Coatings for Epoxy Floors and Coatings

Commercial Epoxy Flooring FAQ

What kinds of commercial floors have you coated?

Our commercial projects include aircraft hangars, mechanic shops, condo building floors and HOA pool decks. If your space is different, tell us how the floor is used and we'll tell you whether a coating is a good fit.

Do you install commercial epoxy outside Fort Myers?

Yes. We're based in Fort Myers and install commercial floors for businesses across Southwest Florida, including Bonita Springs, Estero, Naples and Cape Coral.

How much does a commercial epoxy floor cost?

It depends on the size of the space, the condition of the concrete, any coating that needs to come off and the system you choose. We give every commercial project a written quote after a free estimate.

How long will my floor be out of service?

It depends on the system and the size of the area. We'll give you the timeline in your quote so you can plan around it before the work is scheduled.

Which system is best for a showroom versus a shop or hangar?

Showrooms and offices often go with metallic epoxy or a clean flake blend for the look. Shops, hangars and storage areas usually lean toward flake or quartz for texture and everyday practicality. We'll recommend a system after we see the space.

Can you coat over our existing floor coating?

Failing or peeling coatings are removed before a new system goes down. During the estimate we'll check what's on your floor now and tell you what the prep involves.

Can you also paint our building?

Yes. Seaside Coatings offers commercial interior painting, exterior painting and pressure washing, and we can quote them with your floor.
